Assessor

The Assessor assesses the value of property within the Village for property tax purposes. This also includes but is not limited to, the collection of property inventory, maintenance of ownership information, and implementation of whole and partial property tax exemptions. The Assessor also assists in the defense of litigation regarding property taxes.

Partial Tax Exemptions

The partial property tax exemptions that a taxpayer may be eligible for are as follows:

  • Senior Citizens
  • Veterans (all classes)
  • Volunteer Firefighters
  • Volunteer Ambulance Workers

All exemption applications must be filed with the Assessor no later than December 31st.

  • Homestead - $37.4354 per thousand 
  • Non-Homestead - $88.1455 per thousand

How We Arrive at Your Assessment

The Village assesses all real property at a percentage of market value. The percentage is known as an equalization rate (ER). These rates are established by the New York State Office of Real Property Tax Services annually. This rate and ratio changes annually based on real estate market trends. Most important is their use to equalize the assessment into full market value. For example:

  • Property Class: Homestead
  • Market Value: $625,000.00 (multiply by equalization rate) 
  • Equalization Rate: 20.62% 
  • Assessed Value: $128,875.00

In order to determine your annual Village Taxes, you would need to find out the current tax rate and multiply it by the assessment:

  • Example Assessment: $128,875.00 (divide by 1,000 then multiply by current tax rate)
  • Tax Rate Per Thousand of Assessed Value Annual Taxes: Homestead rate of $36.399851
  • Annual village Taxes: $4,691.03
